Consent to let

You may want to let out your property for a short period of time. We allow customers to let property, providing they adhere to the following criteria:

  • Your property cannot be let for more than 12 months, or less than 6 months at a time.
  • The mortgage must have been in force for at least 12 months before the property can be let.
  • Consent to let your property is only provided for mortgages with up to 85% Loan to Value.

When letting a property, a fee will be applied. To find out what the fee would be, please contact us and we can advise you, or view our Tariff of charges. There will also be a 1% rate increase applied to your current mortgage rates. The fee and 1% increase is not applied for borrowers letting their property whilst serving away in the armed forces.

When letting a property, no variations on the mortgage can be completed. For example, this means that we will not process any product switches or allow any additional lending.

  • In England and Wales, property must be let via Assured Shorthold Tenancy.
  • In Scotland, the letting must comply with the requirements of a Private Residential Tenancy.
  • We are unable to allow consent to let requests for customers in Northern Ireland.
  • Properties must not be let by local authorities, or as a student let. Property must be let as a single property and must not be deemed an HMO (housing in multiple occupation).

You must not let your property without notifying us beforehand.
