To get a mortgage in principle online you need to be:

  • 18 or over.
  • A UK resident.
  • In permanent employment or in receipt of regular income.
  • A new Co-operative Bank mortgage customer.

What's a mortgage in principle?

A mortgage in principle, sometimes called a decision or agreement in principle, is an assessment of your basic income details and expenditure and is intended to give you an indication about whether or not you're eligible for a mortgage. It also states how much you could borrow. And if you're purchasing a new home it's extremely useful for showing the estate agent you're serious about buying.

We use data collected from the Office of National Statistics to take into account your day-to-day living expenses. We also use information from credit reference agencies regarding any credit commitments you may have. This all means that there's no need to provide these when completing your mortgage in principle request - making it easier and quicker for you to complete.

Before you start

If we approve your mortgage in principle request, we'll send you an email confirming that we may be able to offer you a mortgage, as well as the amount we could lend you. If we can't offer you the amount you've initially requested, then we'll let you know how much we can lend you.

If you choose a mortgage term that takes you into your retirement age and you go on to apply, we may need to reassess your mortgage in principle based on your retirement income.

Remember, we don't currently offer the following types of mortgages:

  • Interest-only.
  • Buy to Let.
  • Property purchases based on shared ownership, Right to Buy or Help to Buy schemes.
  • Mortgages for debt consolidation.

However, in certain circumstances you can raise additional capital on your mortgage for things like home improvements or the purchase of an additional legal interest.
